HOA dues can make two similarly priced Puerto Vallarta condos very different long-term purchases. Monthly or periodic fees may cover building staff, common-area maintenance, pools, elevators, security, landscaping, administration and other shared services.

Do not compare only the monthly amount. Review what the fee actually includes, whether the association maintains reserves, whether there are recent or planned special assessments and how often dues have changed.

Rental rules matter too. Some buildings permit short-term rentals, others impose minimum stays or operational restrictions, and policies can affect an investment strategy even when the unit itself is attractive.

Buyers should request condominium documents, budgets, meeting minutes and information about pending litigation or major projects when appropriate. Your legal advisers should confirm the documents relevant to the transaction.
