Closing Costs When Buying Property in Puerto Vallarta
The purchase price is not the full acquisition budget when buying property in Puerto Vallarta. Buyers should also plan for transaction expenses associated with the transfer, notarial work, registration, appraisals and, for many foreign buyers, a fideicomiso.
The exact amount is not universal. It depends on the transaction value, official valuation, municipality, trust structure and property-specific documentation. For that reason, a current written closing estimate from the professionals handling the transaction is more reliable than applying one fixed percentage to every purchase.
Foreign buyers should also ask about the initial and annual costs of the bank trust when a fideicomiso is required, along with any banking, permit or document expenses applicable to the transaction.
Condo buyers should separate closing costs from ongoing ownership costs such as HOA dues, utilities, insurance, property management and future special assessments.
